摘 要
资本结构指的是企业各种资本来源的构成及比例关系尤指借入资本和权益资本的构成比例。本文采用文献研究和实证研究相结合的分析方法，对我国房地产上市公司资本结构优化问题进行研究分析。首先，本文在初步了解我国以及国外的资本结构的研究现状基础上，介绍了资本结构的发展过程以及相关理论。然后，介绍房地产上市公司的资本结构特征，以及房地产上市公司资本结构主要影响素。
最后，在以上分析的基础上，以金地（集团）股份有限公司为例，对金地（集团）股份有限公司的资本机构中存在问题进行分析。针对存在的问题，提出切实可行的资本结构优化的措施，即优化公司的股权结构、优化公司的资产负债率、优化筹资方式的多样化、加大银行体制改革和金融体制改革。优化房地产业，对促进国家经济持续健康发展产生巨大的积极作用。

ABSTRACT
Capital structure refers to the enterprises of various source of capital composition and proportion relationship especially borrowing in the composition of capital and equity capital ratio。This paper adopts literature research and empirical research method of combining optimization problem of capital structure of listed companies of our country estate system analysis and research. First of all, this article on the basis of the understanding of capital structure research status at home and abroad, introduces the development of the capital structure and related theory. Then, introduces the real estate capital structure characteristics of listed companies, and real estate listed company capital structure is mainly influence.
Finally, on the basis of the above analysis, for example Gemdale co., LTD , we would analyze the existed problems in the capital structure。In view of the existing problems, we can put forward the feasible measures of capital structure optimization, optimizing the company's equity structure, the rate of assets and liabilities of the company, optimize the financing way of diversifications, and increase the bank system reform and financial system reform. Optimizing the real estate industry, it can promote national sustainable economic and have an positive impact.
